Q. Is buying a home at Merebrook a good investment?
A. Our homes are built to the highest residential standards. Value is dependant on a number of factors not least, location, quality of park services and maintaining your home in good condition both internally and externally. The annual licence fee enables us to maintain high standards in the park and the location speaks for itself! Generally speaking, homes follow similar trends to more traditional bricks and mortar values.
Q. Do I own the land?
A. No, you are buying a home with a licence to use the land on which the home is positioned indefinitely. We have a residential licence for 12 months occupancy. All you are required to do is pay the annual licence fee and abide by our park rules.
The cladding material of your home is guaranteed for 25 years and we would expect the home to last for many years beyond.
Q. Can I choose the location of my home?
A. Yes, you have a choice of location, depending upon availability. However one or two areas are more costly.
Q. Can we sell our home ourselves?
A. Yes but there are requirements to comply with. Please ask for details. Also, you may pass your home on to a qualiying relative or direct member of your family, provided they continue to comply with the park rules and pay the annual licence fee. Q. Can I live at Merebrook?
A. Yes! Merebrook can be your permanent home 12 months a year.
Q. How much does a home cost at Merebrook?
A. Homes are priced from £159,000 in the first phase of the development. Location, size and design determine the price. River front properties are more expensive but enjoy spectacular views with potential for outside decking areas overlooking the River Derwent with barbecues and hot tubs.
Q. Is fishing available?
A. Certainly! Merebrook enjoys half a mile of the West Bank of the River Derwent. Fishing is excellent for both coarse and fly-fishing for brown and rainbow trout. The stretch is noted for its greyling, barbel, chub and dace.
Q. What about possible flooding?
A. In 40 years, we have experienced flooding only twice. We are taking no chances and wherever possible, constructing the bases to raise the homes above possible flood level. Alternatively, floatation devices are installed in certain homes to ensure they remain unaffected by any future flood. This method is in use in several other parks and has been subject to very thorough testing both in the UK and USA . It is highly effective, invisible and largely maintenance free. Park insurers approve it for use.

Q. What about finance?
A. We are able to provide favourable finance terms on homes up to 80% of the home value over periods up to 20 years, subject to status.
Q. What other costs are there?
A. Site fees are 1% of the purchase price. Significant discounts are available. Please ask for details.
Q. What does the site fee cover?
A. It provides contribution towards water rates, refuse collection and septic tank maintenance. It enables us to maintain Merebrook to the highest possible standards so preserving your investment.
Q. Will individual gardens be landscaped?
A. Yes, we have engaged award winning gardener, Jon Needham and designer Ali Hubbard to undertake the landscaping at Merebrook. To ensure consistency of design throughout the park, each plot will be landscaped to a common standard. Q. Is Merebrook security conscious?
A. The security of your home is of paramount importance. A comprehensive CCTV system is already installed and owners have access to view the park over the internet from anywhere in the world.
